Please review and agree to the Rental Agreement. Before your arrival, the Owner will provide additional information on the house, including instructions for accessing the property.

SHORT TERM RENTAL AGREEMENT

1. Property. The property is the Sealand Sarasota vacation home at 2816 Gypsy St, Sarasota, Florida 34231. The property is fully furnished and includes linens, towels, built-in appliances and other household items.
2. Rental Party. The Rental Party consists only of the persons noted in the booking confirmation.
3. Maximum Occupancy. Maximum occupancy is limited to the confirmed guest count.
4. Term of the Lease. The lease begins at 4:00 PM on the Check-In Date and ends at 10:00 AM on the Check-Out Date unless another arrangement is confirmed.
5. Rental Rules. Guest agrees to abide by the Rental Rules and House Rules and is responsible for compliance by the rental party and permitted visitors.
6. Access and Exterior Security Camera. Guest shall allow reasonable Owner access for repair, maintenance and inspection. A Ring doorbell at the front door contains a built-in exterior camera used for property security. There are no cameras inside the home.
7. Deposits and Payments. The refundable security deposit is due on or before signing the Rental Agreement. The remaining rental balance, including cleaning and optional services, is due on or before the check-in date. Approved direct bookings may be paid by Zelle, Venmo, PayPal, or cash by prior arrangement.
8. Cancellation and Refund Policy. Full refund of the deposit with at least 30 days' notice before arrival. 50% of the deposit is retained if cancelled 15-29 days before arrival. No refund is issued for early departure unless the same dates are rebooked.
9. Security Deposit. The refundable security deposit may be applied to property damage beyond normal wear and tear, missing items, excessive cleaning, or other charges permitted by this Agreement. Any remaining security deposit is returned within 14 days after checkout. If deductions are made, the Guest receives an explanation.
10. Utilities. Electric, water, internet, garbage, pest control, landscaping and pool maintenance are included. Pool heating may be added for $25/day or $125/week with prior Owner approval.
11. Pets. No pets or animals are permitted.
12. Cleaning and Starter Supplies. Guest agrees to leave the home tidy and follow checkout instructions. Owner provides a starter supply of essentials; Guest is responsible for additional supplies needed during the stay.

RENTAL RULES

• Primary booking guest must be at least 25 years old.
• No smoking or vaping is allowed anywhere inside the house or on the premises.
• No pets or animals are permitted on the premises or inside the house.
• No parties, events, or gatherings beyond confirmed occupancy.
• No unregistered guests or visitors beyond confirmed occupancy.
• Quiet hours begin at 10:00 PM.
• Guests and visitors must comply with parking requirements and show consideration to neighbors and other vehicles.
• Electric-vehicle charging is permitted only with prior Owner approval and is $10/day.
• Keep the property and furnishings in good order and use appliances only for intended purposes.
• Do not set the A/C below 70°F and keep doors/windows closed while cooling is operating.
• Pool use is at your own risk. No diving, no glass, children must be supervised, and pool equipment must not be tampered with.
• Do not flush anything other than toilet paper.
• Daily housekeeping is not included unless separately arranged.

Electronic Signature

The final personalized agreement requires a government-issued photo ID and the primary Guest's typed full legal name as an electronic signature.
