Short Term Rental Agreement

This Short Term Rental Agreement is made between Ina Astreika (“Owner”) and the Guest named above.

1. Property. The vacation property is the Sealand Sarasota home. It is furnished and includes linens, towels, built-in appliances and other household items.
2. Rental Party. The Rental Party consists only of the persons noted in the booking confirmation.
3. Maximum Occupancy. Occupancy is limited to the guest count stated in the booking confirmation.
4. Term. The lease begins at 4:00 PM on the confirmed Check-In Date and ends at 10:00 AM on the confirmed Check-Out Date unless another arrangement is made.
5. Rental Rules. Guest agrees to abide by the Rental Rules and House Rules and is responsible for compliance by the rental party and permitted visitors.
6. Access. Guest shall allow reasonable Owner access for repair, maintenance and inspection.
7. Exterior Security Camera. A Ring doorbell at the front door contains a built-in exterior camera used for property security. There are no cameras inside the home.
8. Deposits and Payments. A $300 refundable security deposit is due on or before signing the Rental Agreement. The remaining rental balance, including the cleaning fee and any optional services, is due on or before the check-in date.
9. Cancellation and Refund Policy. Full refund of the deposit with at least 30 days’ notice before arrival; 50% of the deposit retained for cancellation 15–29 days before arrival. No refund is issued for early departure unless the same dates are rebooked.
10. Security Deposit. The refundable security deposit is $300 unless the reservation summary states otherwise. It may be applied to property damage beyond normal wear and tear, missing items, excessive cleaning, or other charges permitted by this Agreement. Any remaining security deposit will be refunded within 14 days after check-out. If deductions are made, the guest will receive an explanation of the charges.
11. Utilities. Electric, water, internet, garbage, pest control, landscaping and pool maintenance are included. Pool heating may be added for $25/day.
12. Pets. No pets.
13. Cleaning. Guest agrees to leave the home tidy and follow checkout instructions. The cleaning fee covers standard turnover cleaning, linens and bed preparation.
14. Starter Supplies. Owner provides a starter supply of essentials such as toilet paper, paper towels, dish soap, dishwasher detergent, trash bags, hand soap, laundry detergent and basic toiletries. Guests are responsible for additional supplies needed during the stay.

Rental Rules

• Primary booking guest must be at least 25 years old.
• No smoking or vaping is allowed anywhere inside the house or on the premises.
• No pets or animals are permitted on the premises or inside the house.
• No parties, events, or gatherings beyond the confirmed maximum occupancy.
• No unregistered guests or visitors beyond the confirmed maximum occupancy.
• Quiet hours begin at 10:00 PM. Please be considerate of neighbors at all times.
• Guests and visitors must comply with parking requirements and show consideration to other vehicles in the neighborhood.
• Electric-vehicle charging is permitted only with prior owner approval and is $10/day.
• Keep the property and furnishings in good order and use appliances only for their intended purposes.
• Do not set the A/C below 70°F and keep doors and windows closed while cooling is operating.
• Pool use is at your own risk. No diving, no glass, children must be supervised, and pool equipment must not be tampered with.
• Do not flush anything other than toilet paper.
• Daily housekeeping is not included unless separately arranged.
