Short Term Rental Agreement

This Short Term Rental Agreement is made between Ina Astreika (“Owner”) and the Guest named above.

  1. Property. The vacation property is the Sealand Sarasota home. It is furnished and includes linens, towels, built-in appliances and other household items.
  2. Rental Party. The Rental Party consists only of the persons noted in the booking confirmation.
  3. Maximum Occupancy. Occupancy is limited to the guest count stated in the booking confirmation.
  4. Term. The lease begins at 4:00 PM on the confirmed Check-In Date and ends at 10:00 AM on the confirmed Check-Out Date unless another arrangement is made.
  5. Rental Rules. Guest agrees to abide by the Rental Rules and House Rules and is responsible for compliance by the rental party and permitted visitors.
  6. Access. Guest shall allow reasonable Owner access for repair, maintenance and inspection.
  7. Deposits and Payments. Guest agrees to pay the confirmed security deposit, rent and cleaning fee by the due dates shown above.
  8. Cancellation and Refund Policy. Full refund of the deposit with at least 30 days’ notice before arrival; 50% of the deposit retained for cancellation 15–29 days before arrival. No refund is issued for early departure unless the same dates are rebooked.
  9. Security Deposit. The standard refundable security deposit is $300 unless the reservation summary states otherwise. It may be applied to property damage beyond normal wear and tear or excessive cleaning. The agreement provides for return within 15 business days after departure, less permitted deductions.
  10. Utilities. Electric, water, internet, garbage, pest control, landscaping and pool maintenance are included. Pool heating may be added for $25/day.
  11. Pets. No pets.
  12. Cleaning. Guest agrees to leave the home tidy and follow checkout instructions. The cleaning fee covers standard turnover cleaning, linens and bed preparation.

Rental Rules

  • No smoking inside the house or on the patio.
  • No parties, events, illegal substances, weapons or unregistered overnight guests.
  • Keep the property and furnishings in good order and use appliances for intended purposes only.
  • Do not set the A/C below 70°F and keep doors/windows closed while cooling.
  • Pool: swim at your own risk, no diving, supervise children, no glass, and do not tamper with pool equipment.
  • Do not flush anything other than toilet paper.
  • Daily housekeeping is not included unless separately arranged.
